What we do, in detail

Buying and selling, the soil certificate, risk activities, and consultancy.

Program 01 · On our own account

Buying and selling

We buy and sell property for ourselves. That means you are dealing with the owner rather than with an agent acting for someone else, which removes a layer, and it also means the protections that attach to dealing with a registered estate agent do not apply here. We say that rather than let anyone assume otherwise, because assuming it is exactly the kind of mistake that only becomes visible when something has gone wrong.

  • Per property
  • As principal
  • No agency protections
  • Stated plainly

In its proper place, last.

Program 02 · Timing is the rule

The soil certificate

A transferor must request the soil certificate and communicate its content to the buyer before the transfer agreement is concluded. The moment that counts is the agreement, not the notarial deed, so having the certificate ready for the notary does not cure a failure to inform beforehand. The remedy is severe: the buyer can seek annulment of the transfer. It undoes the sale rather than penalising it, which is why we treat the sequence as a rule rather than an administrative step.

  • Every transfer
  • Requested first
  • Content communicated
  • Sequence kept

Program 03 · More before transfer

Risk activities

Where a property houses or has housed an activity classified as a risk activity, additional obligations apply before a transfer can take place, including a preliminary soil investigation. These are the transfers where the temptation to sign first and investigate afterwards is strongest, because the parties are usually keen and the investigation takes time. We do not conclude on that basis. A transfer that has to be unwound later costs everybody more than a delay does now.

  • Where applicable
  • Investigation first
  • No signing ahead
  • Delay rather than undo

Program 04 · Not reserved advice

Management consultancy

Management consultancy is not a regulated profession in Belgium, but it cannot stray into the ones that are. We do not prepare accounts or give tax advice, which is reserved to professionals registered with the competent institute. We do not give legal advice or act in proceedings, which belongs to lawyers. We do not give investment advice. Those questions get referred to the right professional rather than answered approximately and confidently.

  • Per engagement
  • Commercial advice
  • No protected titles
  • Referred where reserved
